Ideal spot for houseboat living but not a tourist zoo

We're starting to seriously look into relocating full time onto our houseboat, and we're trying to find a sweet spot: a place that's well suited for liveaboards but not overrun with tourists and rental chaos year round. We're not looking for total isolation though, more like a marina or anchorage where the vibe is more community than cruise ship. Somewhere we can actually live, get to know our neighbors, walk to grab coffee or groceries, maybe even find a little floating routine.
Warm weather is a plus, but we're flexible on region if the atmosphere's right. Any favorite towns, lakes, or tucked away marinas you all love that still fly under the radar?
Appreciate any suggestions or warnings, especially from those who've made the leap and are living it day to day.

Oooh, congratulations on this very serious plan. I was once there when I was still trying to figure out life with my wife. Now we're 30 years in and happier than ever. I suggest you check out Demopolis, Alabama or Apalachicola, Florida. Folks are friendly and marinas aren't packed. And you can ACTUALLY walk places without tripping over souvenir shops. Everything you're looking for is right there.

Had this conversation with my brother whose looking into relocating. At the moment he's considering a few places in NC, but he hasn't made a decision yet. I'm guessing there are rules and laws to follow, so check those. He's still in the process of looking up google images for the locations and has no idea what's needed in terms of permits, insurance and stuff like that.
